Top-tier Amenities Space completed in support of 100 Light Street transformation

CK Commercial is celebrating the completion of a top-tier amenities space in Maryland’s tallest building, 100 Light Street in Baltimore. Located at Light and Pratt Streets, 100 Light Street boasts unparalleled views of the Inner Harbor. 

This project involved the transformation of the basement, 17th and 18th floors into a first-class building amenity space for its tenants. The basement was renovated to include upgraded restrooms, a pre-function lounge with a kitchenette, and a 100+ person conference room with tables and chairs that can be reconfigured for various uses. There are axiom ceilings with the open ceiling portion painted a green-blue hue. The conference center also showcases a custom mural painted by Baltimore’s ArtStar Custom Paintworks. The mural depicts mountain ranges in shades of blue to create a relaxing feel to the space. 

The 17th floor features a cafe with various seating options and a lounge area with a pool table. The space features a mix of bold colors and finishes, including specialty lighting, concrete wallcovering, and faux ceiling wood beams. The black wall paint through the floor is offset with tambour to provide an elegant contrast through the cafe. Planter boxes are also prominent throughout, injecting the space with bursts of greenery. 

The 18th floor houses the building’s fitness center and locker rooms. To create height within the fitness center, a vaulted open ceiling was painted a bold red in the center of the fitness center with linear fixtures. Rounding out the fitness center are high-end locker rooms, showers, backlit mirrors, and tiled floors and walls.

The project was challenging in that it took place in an active, urban setting, which required extensive coordination by the CK team to mitigate any potential disruptions to the existing tenants’ daily operations. Additionally, the building had existing conditions that needed to be configured and coordinated. 

The end result is a dynamic amenities space that provides the tenants of 100 Light Street with ample space to work, play and relax.

CK Commercial recognized with three Excellence in Construction awards

CK Commercial is the proud recipient of three Associated Builders and Contractors (ABC) Greater Baltimore Excellence in Construction Awards. The Excellence in Construction awards recognizes outstanding projects ABC members have built in the greater Baltimore area.

The winning projects are:

Ambu | Platinum Award Winner

This project involved the interior fit-out for Ambu, a company that developed, produces and markets single-use endoscopy solutions, diagnostic and life-supporting equipment to hospitals, private practices, and rescue services. The project included the interior fit-out of 22,550 SF for Ambu’s U.S. office space on a compressed schedule. Given the tight schedule, challenges arose in obtaining a building permit, but the team was able to resolve that issue and resequence the schedule in order to get the project completed. The renovated space makes use of the layout with offices, collaborative works areas, a conference room, a specialized innovation simulation lab, and a break area with a kitchen. The result is an office space renovated on a compressed schedule that is energetic, vibrant and features bright colors and patterns in the finishes, including the paint, millwork, tile and flooring.

Anne Arundel Dermatology | Gold Award Winner

This project included the full demolition and fit-out of over 16,000 SF of office space for Anne Arundel Dermatology. Anne Arundel Dermatology has over 60 locations with over 155 highly educated and specially trained clinicians aiming to be the best community dermatology source in the Mid-Atlantic and Southeastern states. The renovation included the build-out of four separate offices, a reception area, and exam rooms. The space features solid surface ledges at reception desks, calming blue and green accent walls, pocket doors with wood framing, and millwork throughout the office.

TenThreeTwenty Amenity Space | Gold Award Winner

This project at 10320 Little Patuxent Parkway included the 7,680 SF interior renovation to a 12-story, Class A office building’s amenities space. This project was challenging in that the project was completed at night to minimize disruption to the existing building tenants. The space also required a lot of detailed coordination of the elevations and placement of ductwork, light fixtures and piping within the open ceiling and bulkhead ceilings while also factoring in the beams. The renovated space includes a large amenity space for the building tenants with ample seating, collaborative meeting areas, a large kitchen island, and a snack area.

CK Commercial Attends Baltimore Community Lending Renovation Project Unveiling
The CK Commercial team (James Jones, Mike Turner, Miguel Gonzalez, Izzy Wagner and Zikiyaa Moody) joined U.S. Senators Chris Van Hollen and Ben Cardin, Baltimore Community Lending (BCL) Executive Leadership Watchen Harris Bruce and Dale Glenwood Green and Brian Easter from Sultan Campbell Britt & Associates to celebrate the kick-off of BCL’s renovation project.

Last week CK Commercial attended the official kick-off of the Baltimore Community Lending (BCL) Headquarters renovation project in Baltimore, MD. BCL was joined by U.S. Senators Chris Van Hollen and Ben Cardin, who, in an effort to increase economic opportunities in disadvantaged communities, secured $1 million to support the renovation of BCL’s office headquarters and new Small Business Development and Resource center.

BCL’s mission is to “support the revitalization and strengthening of underserved communities throughout the Baltimore metro area through innovative and flexible financial assistance designed to promote community development.” The funding received will help further BCL’s mission to provide small business owners with the resources to gain access to numerous business development training and assistance opportunities.

“It takes a village to make the Business Development and Resource Center a reality. The village is the Federal, State, local government and all stakeholders who have come together so we can continue supporting small businesses for years to come,” Watchen Harris Bruce, President and CEO, Baltimore Community Lending.

The BCL project will include the renovation of over 17,000 SF of their new space on North Calvert Street in Baltimore, MD. The four-story building will be renovated to include a Training Center on the first level, Co-working and Business Development on the second level, and BCL offices and collaborative spaces will be included for the third and fourth levels.

The project is expected to start in July 2023, with an estimated completion of September 2023.
